Is it Time for a Roof Replacement?

This is a common question most homeowners have and unless a tree lands on your roof, the answer is a little less than obvious. So here are a few signs that can indicate it’s time to replace your roof:

Age of Shingles

The usual lifespan of asphalt shingles is anywhere between 15 to 25 years. Any roof that is older than 20 years, should be inspected and will most likely need to be replaced. It is best to replace the roof before any issues occur. Failure to take action can lead to major issues both in and around the home.

These issues include:

Storm Damage

Although asphalt shingles are meant to last 15 to 25 years, there are unpredictable circumstances that may cut their time short.

Harsh weather such as windstorms, hail storms, heavy driven rain, etc. can cause:

  • Damage to the underlayment and deck (in severe cases)

A fascia board is the flat horizontal wood under the ends of the roof. If you notice that these boards have water damage or are beginning to rot, this is a big indicator that it’s time to replace your roof. Damage or rotting of the fascia boards is caused when the roof system does not have a drip edge installed or the drip edge itself is damaged.

Dips or Buckles

If you see dips or buckles on your roof, this means that the plywood under the roofing system needs to be replaced. This plywood is referred to as “sheathing” or “deck.” This needs to be replaced when it begins to feel spongy. When walking on a bad deck, it may feel like the wood is very weak. This is because there is water damage to the deck.

Other Signs

  • Shingle granules (tiny beads on the shingle) are wearing or coming off
  • Shingles are starting to curl
  • Issues with your flashing
